1. Your Property Is Worth Exactly as Much as the Buyers are Willing to Pay for it.

No more and no less. There is also a market range of "minimum-maximum", there is a cadastral value, there is an amount in which a real estate appraiser or real estate agent evaluates. Perhaps your apartment, townhouse or detached house requires significant renovation investment to justify its price and the expectations of the savvy buyers. 

2. Your Property Renovation May NOT increaase the value of the Property, but it Will Increase Your Chances to Sell

Most often, the expenses incurred for repairs, landscaping lose their value over time. But against the background of other properties, yours may look more attractive, especially when it comes to quality work and materials.

I always recommend that my customers to pre-sale preparations. But if a renovation is unprofitable, then you need to refresh at least the paint and clean up as much as possible.

3. The Best Colours are Soft, Pastel Colours

These colours are the least irritating to the eye of the potential buyers and, if necessary, it will be the easiest to repaint. At the openhouses, bright, contrasty or acid paints act extremely negative on buyers. Get rid of them before you list your property for sale.

4. The First Impression is the Strongest

You will not have a second chance. Remember that odors and mess leave a lasting impression. Therefore, before you take pictures for MLS, or before you agree to any Open Houses - Clean and Tidy Up. It is also necessary to get rid of odors before the visitors arrive. Think in advance.

5. Do not Make Large Investments in Repairs and Renovations Before Selling

It is unlikely that you can please everyone. The buyer will first notice that he or she does not like your recent improvements. So perhaps it is better to leave it up to them to decorate however they like.

6. Determine the Correct Price

Perhaps this is the most important point - the correct pricing. On one hand determining the right price will save you time and on the other hand it will not allow you to lose money. Real estate experts can do this. or you can do it yourself, after analyzinf the prices and having studied their dynamics, for properties similar to yours.
